Office Condo Project Planned for Vacant Diamond Bar Parcel

The Diamond Bar City Council recently approved the project slated for the northeast corner of Brea Canyon Road and Washington Street.

The vacant parcel of land at the northeast corner of Brea Canyon Road and Washington Street will be home to a two-story office building.

The 21,794 square-foot, 11-unit office condominium project will be built on a 42,333 square-foot parcel once owned by the Alameda Corridor-East Construction Authority. The agency had bought the surplus property for the Brea Canyon Road underpass bridge construction then subsequently sold it.

The Diamond Bar City Council recently voted 4-0 to approve the tentative tract map and the development review, as well as the parking plan, for the building. Councilman Steve Tye recused himself, citing a conflict related to the consulting group he is connected to, and left the dais.

On June 25, the Planning Commission unanimously voted in favor of recommending the tentative tract map, development review, and parking permit to the City Council.

At the commission meeting, Anthony Gonzales, a resident of nearby townhomes to the south of the project site, said he had some concerns about traffic and that parking for the new office building would overflow into his neighborhood.

Also discussed was the existence of an ambulance company located at a warehouse to the north of the property and its overuse of the available parking.

As a condition of approval, a parking management plan was added to the project.

“The ambulance company has basically outgrown its current space,” said Senior Planner Grace Lee, adding that the company and the property owner recently agreed to terminate the lease effective Aug. 30.
